Should you buy off-plan or ready?

Most Abu Dhabi sales are off-plan. Here's how it works, how your money is protected, and when a finished home is the better buy.

The short answer

Off-plan gets you in with a payment plan and a newer home, but you wait years and rely on the developer. Ready gets you a home you can see, live in or rent out now. In the first half of 2026, 89% of Abu Dhabi's home sales by value were off-plan. [1]

How does buying off-plan work?

You buy from the developer before the building is finished, sign a sale and purchase agreement, and pay in stages as construction goes up. You get the keys at handover, often several years later.

02

How is your money protected?

Better than it used to be. Abu Dhabi's rules were tightened in 2025. [2]

Escrow account

Every off-plan project must have its own escrow account with an approved trustee, and your instalments go into it. [2]

Locked until building starts

The developer can't usually take money out until at least 20% of construction is complete and checked by approved engineers. [2]

Or a bank guarantee

Developers can get earlier access only with a bank guarantee worth at least 20% of construction costs, which the authorities can call on if the project stalls. [2]

Early deposits registered

Since 2026, expressions of interest for new projects must be registered on ADREC's Madhmoun platform, with the money held in a government-supervised escrow account. [3]

03

How do off-plan and ready compare?

Off-plan Ready
Paying In stages during construction All at once, at transfer
Mortgage Up to 50% of the value [4] Up to 80% on a first home up to Dh5m [4]
Rental income Only after handover, often years away From the day you get a tenant
What you get Plans, renders and a show flat The actual home you viewed
Golden Visa Counts once you've paid Dh2m to an approved developer [5] Counts on the property's value [5]

Who should buy off-plan?

Long-term buyers

People happy to wait for handover, without needing the home or the rent soon.

Cash-flow planners

Buyers who'd rather spread payments over several years than pay all at once.

New-build fans

People who want a brand-new home and first pick of units in a new community.

05

Who should buy ready?

Landlords

Anyone who wants rental income now, not in three years.

Mortgage buyers

You can borrow far more on a finished home.

Cautious buyers

People who want to see exactly what they're buying, including the view, the build quality and the neighbours.

What's the catch?

Read these before you sign anything.

1

Delays happen.

Escrow protects your money, but not your timeline. Check the developer's record on delivering on time.

2

The finished home can differ.

Layouts, finishes and views can change from the brochure. Read the specification in your agreement, not just the marketing.

3

You may not be able to sell early.

Selling before handover is often restricted until you've paid a set share of the price. Check the resale terms in the agreement.

4

Most of the money comes from you.

Banks lend only 50% on off-plan homes, so plan for paying most instalments from your own funds. [4]
